Projects Built In 2019

The year 2019 was a prolific one, it saw the construction of new Scandinavian cabins, granny flats and houses spread across Australia. YZY Kit Homes were used in varying ways. The larger units were utilized as homes, independent living spaces specially designed for teenagers, guest houses or bed and breakfasts. The smaller studio-type cabins were utilized as art studios, home offices, music rooms, pool houses and sheds.

Space is the primary driving force for the initiation of construction. Then the client gets in contact with a builder to develop potential ideas. Simultaneously, the builder focuses on the options and restrictions associated with the site. Following a few rounds of discussion, working in unison the best possible outcome is achieved. The results speak for themselves. Here are some of the cabins which came up in 2019.

Independent space for teenage kids, Sydney

Homeowners Catherine and Alex recently added granny flat Rhodes at the back of their property in Sydney. The growing family needed more space and a new added independent dwelling completely changed their life. Now two older teenagers get to enjoy their new space and privacy; parents have their house back for themselves and the youngest child.

Watch the video interview with Catherine and Alex reasons to choose YZY Kit Homes. Also, the builder for Sydney talks about the benefits of building system YZY Kit Homes are designed with.

Interview with the Homeowners and the builder

“It was a thrill when our Rhodes was finished and the kids could move in. We put our 2 older teenagers in here. It’s just completely changed our world having them in this space.” – said Catherine. “Honestly, we could not love it more. I pinch myself every day when I see it. Thank you [YZY Kit Homes] for creating such an incredible product we are so proud to own.”
“Everyone who comes over is blown away by it, from tradies to friends, everyone is like really impressed with the look, the tradies are impressed with the quality of the build. So we just feel like we made the best investment we’ve ever made.” – said Alex.

Finding a granny flat that suits your property

Catherine came across YZY Kit Homes pretty early on in her research. “I was instantly drawn to Rhodes 2 bedroom design. It just completely complimented the look of our own house. I love that they were made of timber that they were quickly built, sustainable materials, just it really ticked all the boxes.”- said Catherine.

Tying new building with the existing house

When Shayne Price, the builder, initially got to the block, he noticed it was a nice, big, open block which works perfectly. However, Shayne didn’t want to just put a building in a backyard. He aimed to tie the new building in with the existing house.

To achieve this, builders raised Rhodes on the subfloor to be the same level as the main house. And then joined the existing deck from the pool area to the deck on the new dwelling. This way existing house, new granny flat and the entertaining area in between tied everything in together.

“I think it looks absolutely fantastic. I think it looks like it has been here for years like it was part of the original build, so tied in really nicely.”-said Shayne.

There was no challenge we could not overcome

We had to change a few things on the Rhodes model to suit council heights.
So, we changed the pitch of the roof to get it under a building height envelope. We also had to factor in that we are on the main road, we had low power lines for unloading and loading of trucks and we also had narrow access in-and-out of the property.

The time it takes to build the Rhodes

“We [builders team] spent a few days doing the piers and the clients sort of think what’s going on and we’re not far ahead and then within 2 days, we have a whole building in the backyard. That is the beauty of YZY Kit Homes, they are very quick to go up.” – said Shayne. Every component just locks together, there are no nails, no need to seal any gaps. And then we tie the structure to the subfloor with cyclone rods. “We can complete a building to turn-key stage anywhere between 30 and 40 days. And that’s complete from footings to basically giving the key to the client to move in.” – said Shayne.

Soundproof Music studio in Armidale

This soundproof music room was recently built in Armidale for an ex-musician Brian ‘Lanky’ Moore. Brian is a drummer and a vocalist, ex-band member of “Constable, Green and Moore”, “Kelsey”, “Shane” and “The Chooks”. Reaching retirement, Brian Moore decided to fulfil a lifetime dream and build a music studio.

Initially, Brian was looking to build an extension to his existing house. “Early quotes on a house extension to do this were prohibitive and I conceded it would never happen”- said Brian.

One lucky day, driving past a display cabin in Armidale, Brian spotted the Corsica exhibition studio. And then his dream suddenly was reignited.

“From quote to completion the process was seamless and professional, reasonably priced (about half original quote) and with no DA required, erected within a week!”- said Brian.

“We were guided and advised by Martin and his crew, and I now have my dream studio, and soundproofed, much to our neighbours’ delight” – Brian Moore.

Soundproofing Brian’s music studio

“Brian’s Corsica studio project was designed around its use as a music room in a suburban setting. Our aim was to achieve a level of soundproofing so that high volume music could be played without attracting complaints from close neighbours.” – said Martin Chaseling, the project manager.

To achieve this, the studio was set very low to the ground to minimise sound transmission through the floor. In addition, builders had to use high-density batts in both the floor and ceiling cavities. “The batts used are similar to normal thermal batts but are of a far higher density” – explains Martin.

Music studio owner Brian chose a good quality carpet with soundproofing underfelt as well as heavyweight curtains. Both of these factors also assist in reducing external sound transmission.

“All of the design features of his Corsica music room contribute to allowing Brian and his mates for a full expression of their music without upsetting the neighbours. Mission accomplished!” – said Martin.

Having a Granny Flat Could Add Value to Your Property By 30%

We have big news for homeowners across Australia as according to combined researches by Archistar & CoreLogic and their report on granny flats, building these flats on your property has the potential to increase their value by about 30% and add another 27% to the homeowners’ rental income. The research revealed that just over half a million homeowners inhabiting the eastern seaboard of Australia have sufficient space on their lands to construct a granny flat.

Researches by Archistar & CoreLogic

Top suitable areas in Australia

The analyses by the research departments of these two lead to them identifying a total of 583,440 properties in Melbourne, Brisbane and Sydney that met the criterion for accommodating a ‘granny flat’ of at least 60 m². Out of these three, Sydney had the highest number of properties-233,218-that meet the criterion for the construction of a granny flat. Brisbane came next with a total of 204,598 properties, followed by the Melbourne metropolitan area comprising of 145,625 properties.

Benefits of building granny flats

Tim Lawless, the Head of Research at CoreLogic, is positive that investment in granny flats not only has the potential to help homeowners in benefitting from boosted capital gains (up to a hefty 30 per cent) in the future. Tim believes that these flats can be a source of rental income for them as well.

Granny flats serve renters looking for affordable housing options. And it is important to mention that the demand for reasonable housing is increasing. A granny flat usually tends to be rented out for lesser than the standard rental charges. This way backyard grannys makes it a very affordable housing option.

The properties identified earlier are mostly located in areas that are traditionally expensive & densely populated as well. These characteristics will make a granny flat in any of the popular suburban areas very economical for potential renters and increase demand for granny flats.

Amidst these capital and rental gains, the family benefits of a granny flat cannot be neglected. Such a unit can be used to accommodate overseas family members residing in your house. Adult children will enjoy a temporary place to stay.

Moreover, it is believed quite rightly that capitalization of this opportunity will reap benefits for the economy and society as well by creating employment opportunities for the construction workforce and others involved in the construction process. A prediction suggests a massive boost of $87.5bn in the construction industry.
