We are building our flagship granny flat, the stylish and versatile Madeira, at our Display Village in Ourimbah – and to celebrate we are hosting a live 1-day event where you can watch the build unfold before your eyes! The date is set to be Friday, 23 April 2021.

So, if you’re an owner builder, licensed builder, architect, journalist or anyone considering building a YZY Kit Home, the live build is a great opportunity to learn about the steps and processes involved in the construction of our homes and to see how fast they are built firsthand. About the live event

Our new Madeira granny flat will be built on site at our Ourimbah Display Village onto a prepared base. The build will take four days in total, with the live event held on day 1 when the structure goes up. Here’s a rundown of what each day of the build will involve:

Day 1 (Live event): The walls, windows and doors will be constructed.
Day 2: The roof will be installed.
Day 3–4: Building finished to lockup stage and ready for internal fit-outs.

What’s on at the event

On the day you will:

  • watch our build team working just as they would in your own backyard
  • witness the ease, speed and efficiency of the Scandanavian building system
  • learn how the precision-cut modular components fit together quickly and easily. 

You can touch and feel the quality of solid construction and European windows, and will learn about the sustainability of our buildings, the reduction of waste, and how much CO2 is ‘removed’ from the atmosphere through the use of timber. Our dedicated staff will be on site to answer any questions you have about the building process as it unfolds and the 7 existing fully-furnished cabins and granny flats in the display village will be open to view throughout the day.

Plus, everyone who attends the event will have access to the Special Event Offer when they build a brand-new backyard cabin, pool cabana or granny flat.

Our builder is offering a 5% discount on the entire range, so you can save BIG (up to $3,740) on your brand-new backyard cabin, pool cabana or granny flat.

This flexible and functional two-bedroom design is well-suited to a small holiday home, secondary dwelling or home business. It includes a generous outdoor space, perfect for taking in the views. Price change notice

Price change notice

Current prices of YZY Kit Homes will last until 15 April 2021 for granny flats range and until 31 May for backyard cabins range and will have to increase from 16 April and 1 June respectively across Trade Price lists. The expected price increase is 5% to be confirmed with the release of the new pricelists prior to a price change.

Whilst cost pressures for both raw materials and shipping (shipping container shortage, new international fees and port charges) continue to impact over the last year, YZY Kit Homes have both absorbed costs and improved efficiencies in order to minimise additional cost pressures on our Authorised dealers/Accredited builders in a tough trading environment during COVID-19. We are now unfortunately forced to pass on a share of increased costs.

Impact on standard cabins

  • For orders placed before 31 May 2021, current prices apply.
  • For orders placed after 1 June 2021, a new price list will apply.

Impact on granny flats

  • For orders placed before 15 April 2021, current prices apply.
  • For orders placed after 16 April 2021, a new price list will apply.

Projects Built In 2020

Despite the global pandemic, the year 2020 was yet another great year with a number of projects built and many happy clients enjoying their new additional space. While larger buildings were used as secondary dwellings for family members, smaller cabins were used as Home offices, teenage studios and workshops. We at YZY Kit Homes are so pleased we could help families to get their life at home much easier with the extra room added to their property. We also had a custom design Tennis Clubhouse designed and built in the year 2020. The local community now has a new state-of-the-art Tennis centre they all can be proud of.

It all starts with the need for extra space. People contact the builder looking for possible ideas. At the same time, the builder takes into consideration the requirements and the potential restrictions present on the land. At the conclusion of several rounds of discussion, the ideal outcome is achieved through mutual cooperation. The feedback we are getting from our clients is a testament to it. Investment Property Ibiza Built by Owner-Builder in 4 days

Jim Rankin, the owner of IBIZA chose this model because he liked the design and layout. The client was happy he had great assistance from the local central coast builder of YZY kit homes. “We only had minimal adjustments to make in order to make it an ideal fit for the space. The construction was extremely quick and was completed within a matter of only 4 days” – said Jim Rankin.

Space consists of an open plan living with a dining area, a single bathroom and two bedrooms. There is plenty of light flowing into the space making it airier and more spacious. “You can see how it looks when it’s all finished, it’s very spacious, airy and offers everything we wanted” – said Jim Rankin.

Luxury Retreat Iceland Built for Father-In-Law

Property owner and son-in-law Richard said that Iceland was a special kit home. He was satisfied that he was able to make alterations to the design without any issues and that it was very convenient.

According to homeowner Ulrich, it does not look anything like an ordinary granny flat. It is more of a luxurious holiday cabin which you can live forever. “We went along with Iceland as it offered a spacious living area and a large verandah. The doors of the bedroom open into the spacious verandah” – said Ulrich.

Custom built Charmhaven Tennis Centre

The very modern looking and spacious clubhouse was a custom design to replace the old structure and cater better to the requirements of the members of the club and community.

Now members of the club enjoy the brand new, tailor-made clubhouse with kitchen, pro shop, office, toilets and showers for men, women, and differently-abled individuals. It also comprises a water tank, deck with disability entryways. The clubhouse is also equipped with security cameras for protection. This would revolutionize the facilities offered by the community for tennis along the Central Coast.

Naturally beautiful Capri, a garden retreat, built for a grown-up daughter in Canberra. Featuring two bedrooms and an open large dining living area and positioned in the lush and green sizable garden, this secondary dwelling feels like a holiday retreat. Ideally created relaxing space to clear a busy mind, transforming it into one that is crystal clear and focused.

A great example can be seen in the recent Charmhaven Tennis Centre project, situated on the Central Coast of NSW. The spacious and modern clubhouse was custom designed to suit the exact needs of club members and the community and was constructed to the lockup stage on-site by our local builder in just six days.

Getting the design right

When the Charmhaven Tennis Centre Board decided their old clubhouse was in need of an upgrade, and they were granted government funding to make it possible, they explored a few options before settling on a customised kit home. The kit home won out due to the streamlined design process, faster build times and cost efficiencies. Like any build, a clear brief is a must if you want the design to meet your needs, and the board sought feedback from members of the club and community to be sure the new clubhouse ticked every box.

Manufactured with precision

All our kit homes originate from Europe and are made from Nordic Pine Spruce trees grown in FSC certified forests. Each design is manufactured to order with precision and care, to ensure quality and accuracy every time. Once the engineering drawings are complete, 3D virtual model rotating 360 degrees is reviewed and approved by the client, the factory mills the timber to the exact specifications shown on the plans.

Built with speed

While our kit homes are DIY kits and can be built by an owner-builder, the majority are constructed by local builders we have partnered with and trained to install our homes quickly and to the highest standard. For example, the Charmhaven Tennis Centre clubhouse is approximately 200m² and it took just six days to complete the job even with the multiple interruptions to work due to the weather. While for smaller studios or cabins such as the Crete Panorama design which is 10 m², the build can be completed in just 1–2 days!

A multipurpose cabin Skyros 19 is located just outside of Armidale. The studio will have multiple uses: as a student and teenage accommodation, also as a party room. The client is also an artist, and she wants to use it for her art studio as well.

It’s probably something that you can get away within a cooler climate like Armidale, but a dark stain is generally not recommended for outside application. However, unarguably it looks spectacular!

“The clients are very happy with the cabin and that it features the double glazing on all doors and windows” – said Martin.

Project details

In this particular Skyros, there is installed under-floor insulation, as well as insulation and sarking in the ceiling. The other morning, we had a minus 8 degrees and we visited the site internally with no heating. It was quite comfortable, according to Martin.

“We incorporated a deck on this particular Skyros and the deck actually extends to the front of the building, and also goes around the side of the building. And the clients would like an outside bathroom, shower, toilet built on the side, which we will be doing shortly” – said Martin.

The newly added building is located about 10-15 meters from the main house and about 15-20 meters from the swimming pool. The Skyros cabin completed beautifully the outdoor area.

The year 2019 was a prolific one, it saw the construction of new Scandinavian cabins, granny flats and houses spread across Australia. YZY Kit Homes were used in varying ways. The larger units were utilized as homes, independent living spaces specially designed for teenagers, guest houses or bed and breakfasts. The smaller studio-type cabins were utilized as art studios, home offices, music rooms, pool houses and sheds.

Space is the primary driving force for the initiation of construction. Then the client gets in contact with a builder to develop potential ideas.
