Watch Sicilia Panorama 30 building displayed at the show, listen to what people said about it and meet our team building in Sydney-Central Coast-The Hunter.
We asked visitors, what was their initial impression and what they thought after they learned more details about the building. Top 5 benefits stood out people praising the looks of the building, quality of materials, customisable options, speed of installation and the price.
Feedback from Home Show visitors
“I just love all of it – it’s light airy, it has clean lines, really I love everything about it”
“The floor plan is very well laid out, really practical, good value for money, quickly built. I would 100% recommend it for everyday living.”
“Simple to build, certainly at the right price, the right size, not too big not too small, it’ll be perfect for our teenage kids, keep them close but get them out of the house”
“What I liked about it is that it’s inviting, the look of it to me is more like a home”
The looks of the building
Carol Bartlett, our builder’s sales manager, thought that the most often heard reaction from the people entering the building was how spacious and beautiful it feels inside. People thought the range of models to be very modern, not looking like ‘old fashioned granny flats’.
“The great majority of people have a block that is 450-550m² or maybe 700m² that is a standard block. People want something that will fit comfortably on their block. And the fact that they can have a kitchenette and a bathroom in something that is only 30m² was really pleasing to learn.” – said Carol.
Quality of materials
Home show visitors loved the quality of our buildings. People were impressed with energy-efficient German double glazed doors and windows. Many commented that it is rarely seen standard even in Australian homes. Also, naturally insulated solid and LGL timber laminated walls of the building give that comfort, inside air quality and are healthy to live in. It is something you have to experience.
Another big thing that people said they were so happy with that, we can customize the designs to suit what they require. It is not just set designs and set prices. Our clients can pick and choose any component of the project. Whether it is decking, flooring or kitchen and bathroom options, nothing is set in stone. Any design can be painted in the colours to suit the house. This way tieing the new building nicely within the existing property.
Speed of installation
Our team of builders built, fitted and staged Sicilia Panorama 30 display in 3 days. That is the time it takes to build a 1 bedroom unit on an actual site up to the lockup stage.
“And I guess the last and final thing is the price point. I would have to say that 99% of people I’ve spoken to this weekend have all said they cannot believe the price that they are so economical. When I tell them this one is only AU$75,700 most people think that it is the kit price. When I say it includes plumbing and electrical and site costs on the flat block, they cannot believe it. They are very impressed with our price point. So, I think we’ve done a pretty good job, we ticked all the boxes.” – said Carol.
“It has been a wonderfully successful event. We’ve had at least 800 people a day through our new Sicilia Panorama 30 model. We were fortunate for the building to arrive on time from Europe and be able to set it up over a 2 day period. The feedback has been absolutely wonderful and we’re looking forward to many happy prospective customers out of the show. It’s been wonderful to be part of it.” – said Martin Boerner, co-owner of the building company.
The year 2019 was a prolific one, it saw the construction of new Scandinavian cabins, granny flats and houses spread across Australia. YZY Kit Homes were used in varying ways. The larger units were utilized as homes, independent living spaces specially designed for teenagers, guest houses or bed and breakfasts. The smaller studio-type cabins were utilized as art studios, home offices, music rooms, pool houses and sheds.
Space is the primary driving force for the initiation of construction. Then the client gets in contact with a builder to develop potential ideas. Simultaneously, the builder focuses on the options and restrictions associated with the site. Following a few rounds of discussion, working in unison the best possible outcome is achieved. The results speak for themselves. Here are some of the cabins which came up in 2019.
Homeowners Catherine and Alex recently added granny flat Rhodes at the back of their property in Sydney. The growing family needed more space and a new added independent dwelling completely changed their life. Now two older teenagers get to enjoy their new space and privacy; parents have their house back for themselves and the youngest child.
Japan Log House Association performed a test simulating an earthquake magnitude 7.3 in Richter scale, proving that solid timber homes are incredibly durable.
Forming a rigid structure and being both flexible and stout, YZY Kit Homes can withstand earthquakes and cyclones.
Our homes are an excellent choice for seismic areas due to their flexible and robust structure. The factory has extensive experience in designing and delivering homes to seismic regions such as Japan and Italy. We have big news for homeowners across Australia as according to combined researches by Archistar & CoreLogic and their report on granny flats, building these flats on your property has the potential to increase their value by about 30% and add another 27% to the homeowners’ rental income. The research revealed that just over half a million homeowners inhabiting the eastern seaboard of Australia have sufficient space on their lands to construct a granny flat.
Top suitable areas in Australia
The analyses by the research departments of these two lead to them identifying a total of 583,440 properties in Melbourne, Brisbane and Sydney that met the criterion for accommodating a ‘granny flat’ of at least 60 m². Out of these three, Sydney had the highest number of properties-233,218-that meet the criterion for the construction of a granny flat. Brisbane came next with a total of 204,598 properties, followed by the Melbourne metropolitan area comprising of 145,625 properties.
Cost for homeowners
Expert researchers from CoreLogic believe that the construction of a double bedroom flat would require an investment of $200,000 whereas a single bedroom granny flat would require just $120,000. The availability of Scandinavian design granny flats available from our accredited builders has made the construction of these flats even easier. Ingenious building system allows for quick installation time, saving money on labour for homeowners across Australia.
Benefits of building granny flats
Tim Lawless, the Head of Research at CoreLogic, is positive that investment in granny flats not only has the potential to help homeowners in benefitting from boosted capital gains (up to a hefty 30 per cent) in the future. Tim believes that these flats can be a source of rental income for them as well.
Granny flats serve renters looking for affordable housing options. And it is important to mention that the demand for reasonable housing is increasing. A granny flat usually tends to be rented out for lesser than the standard rental charges. This way backyard grannys makes it a very affordable housing option.
properties identified earlier are mostly located in areas that are
traditionally expensive & densely populated as well. These characteristics
will make a granny flat in any of the popular suburban areas very economical
for potential renters and increase demand for granny flats.
Amidst these capital and rental gains, the family benefits of a granny flat cannot be neglected. Such a unit can be used to accommodate overseas family members residing in your house. Adult children will enjoy a temporary place to stay.
it is believed quite rightly that capitalization of this opportunity will reap

Custom Creations, YZY Kit Homes builders for Sydney, recently built a granny flat in Campsie, a suburb in south-western Sydney. A new independent dwelling was built for Faith and Richard’s daughter and her family.
The clients started from one of the standard granny flats and customized it to suit their backyard and everyone’s taste. They have combined classic Australian architecture with a very modern Scandinavian feel.
“I love old Australian houses; my daughter and her partner like a more modern look. Using the Scandinavian ‘timber cabin’ style enabled us to visualise exactly how the building would look – an Australian weatherboard with white painted lining boards – and achieve exactly what we all wanted.”
Interior design and styling
“We put in all the things we love the most – a very modern black and plywood kitchen (which we designed and built ourselves) with a pressed tin splashback; a cast iron freestanding bath; recycled timber floorboards and lovely large windows.” – said Richard.
Faith and Richard were able to design the building exactly how they wanted it to maximise the winter sun, summer shade and views.
“We now have a beautiful cottage which fits well with our 1940s fibro house and is comfortable, practical and stylish.” – said Richard.
Testimonial: YZY Kit Homes and Custom Creations worked with us to help us realise our dream, from our original concept to our finished cottage. We couldn’t be happier with how they worked with us and the level of care and craftsmanship they applied. Nothing was too much trouble. Do we recommend them? Yes, without any hesitation.
“Faith and Richard’s granny flat was custom designed by the client and we made it become a reality for them. It was only 23 working days from start to finish.” – said Shayne Price, the builder at Custom Creations.
“Scandinavian building systems are designed perfectly for uneven blocks as everything is built on piers so there is no concrete slab required. And, being Scandinavian manufactured obviously comes as a flat pack. So like a big jigsaw puzzle” – Shayne said.
According to the builder, another advantage of these building systems is access isn’t a problem. “You can basically walk in the front door and out the back door with our product. No crane needed for installation.”
Shayne also said that everything is built to all the Australian Building Code and is covered under homeowners warranty as per Building Code.
A granny flat built out of sustainable building materials was one of the criteria of Faith and Richard’s. YZY Kit homes buildings are made of FSC certified timber and clients used other recycled materials for internal fit-outs. And a result is that “it is all built out of sustainable timber so it’s fantastic for the environment.” – said Shayne.

The Cyprus cabin was recently built for John in the Snowy Mountains as a house. John happily shared his feedback and kindly let us photograph and film his newly built and styled home.
“It serves me well, I’m very comfortable in my new home. Anybody who has come to my new home was very very impressed!
And I was amazed about how well the building insulated is. I only turned the Air conditioner on once or twice during summer even on we had 5 days straight of over 40 degrees.” – said John, the owner of the Cyprus home.
“I had quite a few minor queries, things that I did myself and Canberra Outdoor structures team came in and helped me with things in a timely fashion which impressed me.”– said John.
John has recommended us to several people, so we’ll see more YZY Kit homes in the Snowy Mountains or anywhere else in Australia.
Interior and exterior colors
Exterior walls of John’s house were stained with Burnt Gum. And let me say it looks stunning with the classy white window architraves. Interior was stained in the clear finish with white painted window frames.
The building has underground power connected from the main house. And the existing house sewer line was used so the stormwater just goes to the existing tanks.
